SES presents the details of a shopping center project in Ried

13.05.2013 - Ried is to receive a modern town center shopping quarter with some 22,000 m² of floor space for new retailing, restaurants and service enterprises. SES Spar European Shopping Centers is the developer and operator and together with the mayor of Ried, Albert Ortig, and its project partner, Kastner & Öhler, presented the details for the planned central business location at a joint press conference held on May 13, 2013 at the Ried TechnoZ. The project is currently in the official authorization phase and foresees some 50 shops on two floors. Kastner & Öhler will also be represented in the future shop mix as a prominent anchor company. Contracts for a Media Markt, as well as Hervis and EUROSPAR outlets have also already been signed for the center.
SES is to invest over 70 million Euro in the construction of a shopping center in Ried and following intensive planning, the project was submitted to the Ried Town Council in April 2013. 
Webcam documented construction progress – regular project information planned  
As is the case with all center projects of this size, SES installed a Webcam in May so that the construction work can be followed live: 
Marcus Wild, the SES CEO, describes the concept as follows: “The architecture of the shopping center is innovative and harmonizes well with the townscape. The center merges into the existing, midtown area and thus forms a seamless link to the rest of Ried.”  The mall consists of a central plaza with lanes, which echo Ried’s historical town structure. 
Customers will have 800 extra-wide parking spaces on two floors of an underground car park at their disposal. Junction-free access and exit roads will ensure smooth entry and departure to and from the center.
Marcus Wild: “We are approaching the realization of this shopping center with very great care and sensitivity. Our motto is, “The right dimensions in the right place” and therefore the project in Ried should be a pearl. The urban concept makes it something special for both Ried and our company and will allow trading to take place in its original form. We would like to express our thanks for the support shown to date and would be delighted to be allowed to turn a shopping center that combines modernity with tradition into reality for Ried’s consumers.” 
Kastner &  Öhler is staying – MediaMarkt is coming
Kastner & Öhler (2,500 m²), MediaMarkt (2,400 m²) and Hervis (1,300 m²) have already signed long-term contracts as the center’s large anchor tenants. The interest in the location is great and negotiations with other attractive tenants are nearing completion. In future, a modern EUROSPAR outlet (2,000 m²) will provide the required foods competence.
In the meantime, Kastner & Öhler Warenhaus AG has allocated SES full responsibility for site development. Accordingly, SES has purchased the entire property and will act as the developer, lessee and construction client, as well as looking after the branch mix concept, building realization and the leasing of the shops. After the opening, it will also ensure that the center is managed according to SES high standards.
Reinhard Wittreich, Head of Expansion at Kastner&Öhler Warenhaus AG: “As retailers, in future we wish to concentrate still more fully on our core business and therefore we have handed over the Ried project to SES as a shopping center specialist. We look forward to the new mall and wish to successfully continue our traditions at the Ried location and thereby strengthen the town’s future as a trading center.”
The transport concept will bring town planning benefits 
The new roundabout to be built on the Dr. Franz Berger Strasse will have a positive effective on the traffic flow in Ried and ease the burden on the midtown area by serving as a main traffic route. The town planning benefits emanate from the short construction period required for these measures and traffic calming. In the coming weeks, a consultative design committee formed by the town authorities will examine the submitted plans.   
Mayor Albert Ortig: “With this project, we are about to enter a new dimension in Ried’s urban development. This is because the scheme does not merely involve the construction of a shopping center, but rather the upgrading of the complete area surrounding the Dr. Franz-Berger-Strasse and its enlivenment to the benefit of our excellently functioning town center. The connection of the mall to the town squares will bring with it urban renewal, which has to be achieved in optimum fashion in order to strengthen the Ried economy as a whole.” 
Start of construction after the Rieder Trade Fair – targeted opening in spring 2015
The aim is to obtain legally binding planning permission for the center project during the summer. This would facilitate an opening in the spring of 2015. The preparations for construction on site next to the Dr. Franz-Berger-Strasse have already commenced, in order that following the receipt of all the required authorizations, building can begin quickly after the Ried Trade Fair.
Optimum use of location potential
Ried is the capital of the district of the same name and by far its largest town. As a regional economic hub with a mix of strong, international companies of repute and local enterprises, Ried has the third-best purchasing power balance of all the urban centers in Upper Austria (after Linz and Wels). It therefore offers the ideal preconditions for a retail business location.
