We implement energy-saving and efficient measures with foresight and develop multifunctional shopping and leisure destinations with flair. We design vibrant meeting places and offer practical facilities, in addition to shopping, which are indispensable in urban locations. They include adventure, sports, and recreation zones, cultural venues, childcare facilities, medical centers, offices, and much more. Partnership and ongoing dialog with retailers, gastronomy operators, service providers, suppliers, and investors are a top priority.

Above-average Sales Density

We consider our core function to be the creation of customer footfall. We offer our retail partners ideal environments and potential for attractive sales. Timeless and modern architecture, a top shop mix, high-quality gastronomy, a feel-good ambience, and effective marketing and management at each shopping center create the conditions in which people can enjoy spending time with us.

Our most important goal is to create the most productive retail properties – measured in terms of sales per square meter of retail space. Well-managed shopping centers are the sources of our sustainable success.

Long-term Perspective

At SES, we ourselves have close ties to our locations as investors, retailers, and responsible partners in third-party real estate. To ensure the best possible performance of our retail properties portfolio, we implement the necessary measures by means of active asset management. Life cycle costs are at the forefront of economic considerations. Investment decisions for construction and maintenance are always made from a long-term perspective.

Regional Base for Small and Medium-sized Companies

In order to maintain the local identity, we attach particular importance to integrating the center surroundings into the center management to the greatest possible extent, thereby enhancing its appeal. On average, for example, up to 20 percent of the stores are leased to retailers from the region. On the face of it, SES shopping centers appear to be large facilities. Ultimately, however, they are locations for dedicated small and medium-sized businesses, numerous local entrepreneurs, and young start-ups. The mix of regional individuality and international brands makes our shopping destinations distinctive and charming. That is the manner in which we promote the future of brick-and-mortar retail. Our goal: long-term partnerships with the cream of the crop and a joint status as the No. 1 in the respective region.

How we reduce energy consumption. 

Demand-controlled Ventilation

SES’s proprietary demand-controlled ventilation is considered best practice. The air quality of our centers is continuously monitored. The necessary proportion of fresh air is usually between 30 and 50%. In order to optimize consumption, SES relies on an intelligent control system that saves around 50% in electricity compared to conventional control, while maintaining the best air quality.

Investigative Energy Conservation

Among other things, SES works with load curve analyses. As a result, the energy consumption of each location can be recorded every 15 minutes, energy outliers can be identified, and building operation can be optimized in terms of energy use.

Efficient Use of Energy

When SES plans or remodels shopping centers, we work with leading lighting designers to ensure the ideal use of daylight while simultaneously conserving energy for our shopping centers. We use energy-saving LED lighting wherever possible. The bright, well laid-out parking garages are also operated in an environmentally friendly manner. By switching to LED lighting in the underground parking garages at EUROPARK and SILLPARK, for example, the use of more than 850,000 kWh of electricity can be saved each year.
