New Shopping Quarter in Lienz

SES is developing a multifunctional inner city quarter adjacent to the busy pedestrian zone in Lienz in East Tyrol. In addition to retail, services and gastronomy, the project also includes a hotel, which opened in May 2024. The “harry’s home” hotel in Lienz offers 85 rooms and 170 beds.

Part 2 of the inner city quarter is currently in the planning stage. The concept envisages retail and restaurant space on the ground floor. Various uses are currently being examined for the floors above in consultation with the city of Lienz.

Transport Infrastructure

The Lienz shopping district is located directly on the B100, which connects Lienz with Carinthia, Salzburg, the Puster Valley, South Tyrol, and Italy.

In 2012, SES opened a trendy retail park in the market town of Nußdorf-Debant. Located next to a modern INTERSPAR hypermarket, the center brought new anchor businesses to the region. Since then, the retail park has won customers over with its ideal mix of stores and sectors. An investment amounting to some 11 million euros was made in a high-quality building, including an underground parking garage. The retail park has become an attraction for regional customers, drawing in visitors from as far afield as neighboring Italy. Nussdorf-Debant retail park is easily accessible by car, and it is equipped with 235 parking spaces for customers.

The retail park can be reached by car via the new junction of the Drautal federal highway (B100) and the Großglockner federal highway (B107).

The shopping mall places particular focus on offering a wide range of events and services for families.

Continuous evolution is one of the success factors of the shopping mall, which attracts over 5 million visitors annually. When SILLPARK was built, it was the city’s largest construction project at the time, and with its expansion in 2007 it became the largest downtown shopping destination in Innsbruck in terms of area. In 2015, EUR 20 million was invested in the total refurbishment of the ground floor, along with the most modern INTERSPAR hypermarket in Tyrol. SES continues to champion innovation at SILLPARK.

Think. New. Placemaking – SILLPARK 3.0  
SES is currently investing EUR 30 million in transforming the mall into a timeless yet modern space. With this large-scale modernization effort under the motto “fresh, bright and congenial”, SILLPARK is repositioning itself for the future. The top location will also feature the first-ever health park in an Austrian shopping mall, covering an area of more than 3,000 m². The project will be completed by fall 2026, and the center will remain open for business as usual throughout. The investment will further expand the mall’s essence as a top meeting place in the center of Innsbruck.

Sustainability is a central element of the activities of SES. This is evidenced by the fact that since 1990, SILLPARK has had its own hydropower plant, which covers just under half of the center’s general energy requirements through environment-friendly in-house production. Energy-efficient lighting, sustainable materials and a resource-saving construction method are also central features of the current refurbishment of the mall.
